Kitchen
Empty and sanitize the fridge and freezer, pull the unit forward, clean the floor and wall behind it. Degrease the range hood filter or replace it. Clean inside the oven, under the burners, and inside every cabinet and drawer.
Bathrooms
New toilet seat, fresh wax ring if the toilet rocks, re-caulk tub and sink if grout is stained. Descale the shower head. Polish every fixture; a clean chrome faucet does more for a showing photo than most people realize.
Bedrooms and living areas
Patch every nail hole, prime any stained spot before painting, touch up walls with the original color if you have it (full repaint if the unit smoked). Extract or replace carpet based on pet-urine or heavy soil; do not just shampoo and hope.
Systems
New HVAC filter, tested smoke and CO detectors with fresh batteries, water heater at 120°F, every window operable and locking. GFCI outlets tested.
Exterior
Mow, edge, and remove any trash bags or personal items from yards, porches, and drives. North County listing photos live and die on the curb shot.
